Twelve miles south of the pier
Glen Burnie is the first warehouse town south of the harbor. The Cromwell Park Drive cluster sits where I-97 meets I-695, about 12 miles and 25 minutes from the Seagirt gate, with BWI Marshall Airport next door. Glen Burnie belongs to the Baltimore-Washington Corridor, the industrial submarket that posted 10.5 percent vacancy in the third quarter of 2026 with 1.4 million square feet under construction. Washington DC is about 40 road miles from Seagirt, and Glen Burnie sits on the way.
We have no building in Glen Burnie. We coordinate the partner warehouses, cross-dock operators and final-mile carriers who work Cromwell Park Drive every day. No fleet to fill, so the right truck wins every time.
Getting there from the pier
Seagirt Marine Terminal, the container terminal, and Dundalk Marine Terminal, the ro-ro and breakbulk terminal, sit on the east side of the harbor. Glen Burnie sits on the south side. A container leaves the Seagirt gate on I-895, crosses under the Patapsco through the Baltimore Harbor Tunnel, and takes I-97 south to Cromwell Park Drive. The I-95 Fort McHenry Tunnel is the alternative. I-695 and MD-100 link the cluster to BWI, Hanover and Howard County.
Glen Burnie is on the side the Key Bridge served. Before March 26, 2024, I-695 crossed the river from Sparrows Point and reached Glen Burnie without a tunnel. Until the rebuild opens in late 2030, every port container takes a tunnel, about 9 to 10 more miles than the bridge route. Hazmat and anything over 14 feet 6 inches high or 11 feet wide may not use the tunnels and loops the west side of I-695, about 30 to 35 extra miles and 45 to 60 minutes. The Fairfield and Masonville auto terminals sit on the Glen Burnie side of the river and need no tunnel. The Key Bridge routing guide sets out the limits.
Industrial parks and who is there
The Cromwell Park Drive cluster is the address. It is a run of warehouse and 3PL buildings at the I-97 and I-695 interchange that serves BWI, Anne Arundel County and the Baltimore side of the corridor. Several 3PL operators work here, which tells you the location works: the tunnel to the pier, I-97 to Annapolis, I-695 to the west side, MD-100 to Hanover and the Parkway to Washington. Beyond the cluster, Arundel Mills and BWI air cargo are a few minutes west in Hanover, and the Northrop Grumman Mission Systems campus at Linthicum sits between Glen Burnie and the airport. The wider county is on our Anne Arundel County page.
The corridor absorbed 172,983 square feet in the third quarter of 2026, with 387,000 square feet delivering by year end. Partner space is available for a shipper that needs a building this season.
What we run in Glen Burnie
Warehousing: partner buildings on Cromwell Park Drive hold e-commerce and retail and CPG inventory one tunnel from the pier and about an hour from Washington. Cross-docking: partner docks turn a Seagirt container into outbound trailers the same day, so the empty returns before free time ends. White-glove final mile: two-person delivery partners take furniture and big and bulky goods from the cluster into homes across Anne Arundel County, Baltimore and Washington.
Drayage partners handle the tunnel leg, and freight forwarding partners book BWI air cargo when a part cannot wait.
FTZ 74 and duty deferral

The Baltimore Development Corporation administers the zone for Baltimore City and for Anne Arundel, Baltimore, Cecil, Harford, Howard and Queen Anne’s counties. The FTZ 74 guide explains the steps.
